Owner To Dueno Launches Bilingual Owner-Finance Marketplace in Memphis, Connects Spanish-Speaking Buyers Who Can't Qualify for Bank Loans With Local Sellers
MEMPHIS, Tenn. - Tennsun -- MEMPHIS, TN – Dueño a Dueño, LLC has launched OwnerToDueno.com, a bilingual real estate marketplace connecting Spanish-speaking and ITIN-holding buyers with Memphis-area sellers open to owner-financing.
The platform bridges a major housing gap for the estimated 60,000+ local Spanish-speaking residents often excluded from traditional homeownership due to conventional bank credit, SSN, or language barriers.
"The buyers we work with have money, jobs, and families—they just don't have a Social Security number or a bank-accepted FICO score," said founder Spencer Shadrach. "We're bringing the owner-finance model back, bilingually, in Memphis."

How the Program Works
- For Buyers: Offers entry with a $10,000–$20,000 down payment, 10–12% interest, a 15-year amortization, and no minimum credit score (ITIN accepted). Field representative Susie Espinoza guides buyers through Spanish-language showings and closings via a licensed Tennessee title company.
- For Sellers: Converts a single sale into steady monthly income. For example, a $120,000 owner-financed sale generates roughly $1,150–$1,300/month over 15 years, outperforming a traditional one-time cash payout after commissions.
